A diagnostic built entirely from public data — resident reviews, code enforcement records, 311 complaints, permit history, eviction filings, OSHA complaints, HUD/REAC scores, and litigation records. Delivered in 5–7 days. No cost, no commitment.
This is a diagnostic, not underwriting evidence. It surfaces what’s already visible on the public record and identifies whether an internal pilot is worth pursuing.
Internal Documentation Pilot
A 90-day minimum pilot built from internal operator data — maintenance logs, work orders, resident complaints, inspection records, and incident history. Produces a timestamped, traceable, institutional documentation record structured for legal defense and insurance renewal.
Requires operator data access. Minimum 90 days. Scoped to 1–3 properties. Designed to align with a renewal cycle.
Ongoing pricing after the pilot is scoped in the post-pilot review based on portfolio size and documentation scope.

Common questions.
Can we start with Stage 2 directly?
Only if your internal data is already well-structured and we can confirm the pilot scope in the initial conversation. Most engagements start with a Stage 1 snapshot to establish the baseline.
What data do you need from us for Stage 2?
Maintenance logs, work orders, resident complaints, inspection records, and incident history. We'll confirm what's available and how it's structured before committing to a pilot.
What happens at the end of the pilot?
We review what surfaced, present the documentation record, and give you a straight recommendation on whether ongoing documentation makes sense. No contracts. No pressure.
Is there a minimum property count?
Stage 2 pilots cover 1–3 properties. Post-pilot ongoing pricing can be applied to a single property or an entire portfolio.
Do you work with operators directly or through brokers?
Both. Brokers use the Stage 1 snapshot to assess a client’s public risk profile before renewal. Operators use Stage 2 to build the internal documentation record. The pilot works the same way in either case.
